Availability is
the asset.

Held, not listed. Access, not exposure. Know first.

In luxury villas and charter yachts, the deal goes to whoever answers one question first, and correctly.

“Is it free that week?” Today the answer travels by voice note, in a spreadsheet nobody updated, or through a call to someone with no signal. The information exists. It just doesn't move.

Every villa and every boat already has a calendar. The person who holds it knows exactly what is free. The people who sell it spend their day guessing, asking, and waiting. A late answer loses the client. A wrong answer loses the relationship.

A private availability network.

The people who control inventory keep one live calendar. The people who sell it get a reliable answer, instantly. The inventory itself never becomes public.

There is no catalogue to browse and no listing to find. Each calendar is visible only to a circle its holder has named, and can be revoked at any time.

The wedge

One live calendar per asset

Synced from the channels the holder already uses, or blocked by hand. Shared with a named circle, not with the internet.

The moat

Privacy as architecture

Private aliases, documents generated per user, and silent exclusion. A restricted villa returns “not found” to anyone outside its list, including in alert emails. Competitors can cooperate without opening their books.

The engine

Growth by invitation

Each participant has a structural reason to invite the next. An owner invites a broker to stop the chasing; a broker invites a concierge to answer faster. The invitation is the product.

Four roles, one calendar, four reasons to stay.

The owner, or the manager who holds the keys.

Gives
A maintained calendar, and permission to a circle of their choosing.
Gets
Distribution without exposure. Control, with a record of who saw what. An end to the daily “is it free?” messages.

The agency or broker who sells it.

Gives
Reach, and demand.
Gets
Verified availability they can quote with confidence, and an alias layer that lets them cooperate with other intermediaries without revealing their sources.

The concierge who holds the client.

Gives
The relationship with the end client.
Gets
Speed and accuracy in front of that client, plus chefs, security, transport and staff bookable on the same trust rails.

The service provider who makes the stay work.

Gives
Real availability, including right now.
Gets
Visibility at the moment of need, in front of people who are already spending.

And the end client gives nothing.

No account, no data, no app. They receive a faster, more accurate answer from the professional they already chose. Keevate never contacts them and never sits between them and that professional.

Six markets, built at once.

The product doesn't change from one place to the next. The circle does. Each market has its own season, its own intermediaries and its own way of losing the answer.

IbizaBalearic Islands

One season, a few months long. Everyone knows everyone, and everyone still asks by voice note.

Côte d'AzurSaint-Tropez to Monaco

A calendar ruled by events. One festival week can fill or empty a villa overnight, and villas and yachts are sold by the same people.

MykonosCyclades

The shortest season and the longest chain of intermediaries. Inventory changes hands through contacts nobody sees end to end.

MiamiSouth Florida

Year-round demand, and charter fleets docked beside the villas. Availability lives in brokers' phones, in three languages.

TulumRiviera Maya

Many small owners, most of them managing from abroad. The person with the answer is rarely the person with the keys.

DubaiUAE

The opposite season. Winter demand, professional brokers, and inventory that moves between agencies faster than any spreadsheet.

Ibiza is where Keevate was built and where it is operated from. The other five markets are being opened in parallel, by the same rule: nobody joins without being invited by someone already inside.

What it looks like from each side.

The same product, seen by an owner, an intermediary, and two intermediaries syncing with each other. Built and running today, on any phone.

The holder's view

Each asset with its live calendar, who can see it, and one action that matters: add a collaborator.

The intermediary's view

Search only what has been granted. Ask an owner for access to what hasn't. Nothing else exists on screen.

KeeSync

Search across synced collaborators by dates and needs, without learning which asset they hold or whose it is.

Two intermediaries. One match. Two different screens.

KeeSync lets two professionals sync by mutual consent. Each asset enters only if its holder adds it, under a private alias they invented. A search returns a match, not a listing.

Orchid

held by M. R., available 14 to 21 September

No photos. No area. No price. No internal reference. You write to M. R. and say “Orchid”.

The searcher never learns which villa “Orchid” is. The holder always does. That asymmetry is the product.
  • Consent both waysTwo intermediaries sync only when both agree. Either can stop at any time.
  • Alias, not addressThe name shown is invented by the holder. It maps to a real asset only on the holder's own screen.
  • A match, not a listA search answers “is there something?”, never “show me everything”. Nobody browses.

What Keevate is not.

  • Not a public marketplace
  • Not a booking engine
  • Not lead generation that resells the network's data
  • Not a social network

Nothing is public. Nobody browses a catalogue. The end client is never contacted. Every one of these is a decision, and each one has been refused at least once.

What exists today

In production, pre-launch, without a commercial layer. Deliberately.

Six markets.
One way in: an invitation.

If someone in the network sent you here, write to them; they can add you to their circle in a minute. If nobody did, write to us and tell us where you are, what you hold or what you sell.
